The Board is concerned with maintaining and enhancing the value of the homes in Walnut Park. Structural alterations of any kind must receive written Board approval. This includes combining contiguous units, changes to the roof or balcony/patio, or any item that breaks through or attaches to exterior walls or windows (such as air conditioners). Other changes requiring pre-approval include changes in floor coverings. Residents should submit an Architectural Change Request Form to Management prior to making any such alterations to their homes.
Recent examples of alterations that required correction by the owners included:
Installing entry tile, window coverings other than white or off-white, and the addition of a structure in the deck or patio area.
All window coverings (drapes, blinds, shutters, etc.) in the project must be uniform in color and appearance. The side that faces outside must be white or off-white.
Any owner wishing to replace the existing windows on their condominium unit must follow the approved design and installation plan as approved by the Board of Directors.
A Release of Liabilty Form, signed by the owner on title, releasing the association from any damages or responsibility caused to the dwelling due to faulty installation or product.
No approvals will be given without this release. This release will run with the property and be transferred to any new owners in the future. This will be a disclosure item to any prospective buyers.
Enclosed with the approval will be specifications for the installation process that need to be given to the installer.
The installer must be advised that retrofit installation is not allowed on the sliding glass doors, but the other room windows can be retrofit.
The owner will be charged for exterior touch up painting or stucco repairs needed as a result of the installation.
There will be no outside TV antennas, or any other similar antennas or poles. Satellite dishes are allowed in accordance with federal regulations. Contact the Association prior to installing any dish to make certain it does not impede on the common area.
